JAMES L. MEEHAN, MAI, AI-GRS

James has over 15 years of real estate valuation experience in residential, commercial, industrial and special purpose properties primarily in New Jersey, Pennsylvania and New York. Mr. Meehan’s experience covers the performance and consultation of property tax appeals, eminent domain, fair market valuations, discounted cash flow analysis & highest and best use studies. Appraisals have been prepared for various clients including government agencies, attorneys, property owners & community, regional and national banks. Additionally, he has extensive experience in appraisal review for various lenders. Mr. Meehan is an Adjunct Professor at Monmouth University instructing undergraduate students within the Real Estate Valuation and Analysis course. Prior to forming Meehan Valuation, he specialized in complex financing appraisals with extensive new construction experience and litigation support for a variety of legal matters. He has been qualified as an expert witness before numerous Commissions, County Tax Boards and Superior Court of New Jersey.

JOSEPH WISNIEWSKI, MAI

Joseph Wisniewski has over a decade of commercial real estate valuation experience including multi-family, retail, office, industrial, residential subdivisions and special purpose properties. Mr. Wisniewski has specialized in assignments for financing with comprehensive experience in new-construction multi-family and mixed-use properties. His experience also covers the performance of discounted cash flow analysis using Argus Enterprise, property tax appeals and eminent domain. Appraisals have been prepared for various clients including regional and national banks, government agencies, attorneys and property owners. Joe is active with the Metro New Jersey Chapter of the Appraisal Institute, currently serving as a member of the board of directors and recent chair of the annual Fall Conference. In his free time, Joe is an avid drummer / singer for the Live Animals, a local classic rock cover band who can be seen at local bars in the Edison area.

MATTHEW J. ENGLEHARDT

Matt is a recent graduate from Monmouth University where he received a bachelor’s degree in business administration with a concentration in Real Estate. While attending Monmouth University he was the recipient of the Pozycki Real Estate Scholarship as well as the Somers Family Real Estate Scholarship. Mr. Englehardt has over six years’ experience help manage and run his families mixed-use and multi-family portfolio in the Paterson area. Matt specializes in the appraisal of net lease and industrial properties. He is an Affiliate with the Appraisal Institute and is well on his way to completing all coursework and experience requirements for general certification.

MICHAEL N. WHOLLEY

Michael is in his second year of appraising and while with Sterling DiSanto & Associates, he specialized in preparing appraisals for municipal, county and state authorities for easement and rights of way acquisitions. Michael joined Meehan Valuation in 2019, where he focuses on multi-family and office properties. He is an Affiliate with the Appraisal Institute and is well on his way to completing all coursework and experience requirements for general certification.

CHERYL ACROPOLIS

Cheryl has over 20 years of residential appraisal experience in Monmouth & Ocean Counties. As a former Realtor and current Certified Residential Appraiser, she brings a wealth of residential experience to the team and assists in the procurement of commercial clients.

STEPHEN PUCCIO

Stephen Puccio is a Certified General Real Estate Appraiser (SCGREA) for New Jersey and New York, and is also a practicing affiliate with the Metro NJ Chapter of the Appraisal Institute. Stephen has been appraising commercial real estate since 2016, spanning a wide variety of property types and interests. He graduated from Rutgers University, New Brunswick with a Bachelor’s Degree from the School of Environmental and Biological Sciences (SEBS). His next stop is the pursuit of his MAI designation. In 2023, he was appointed as a committee member for the Metro NJ Chapter’s Fall Conference; and is interested in furthering his involvement with future events. In his spare time, Stephen composes music for self-enjoyment and also practices a martial art called Aikido.

Kristen brings over 10 years of real estate sales experience to the Meehan Valuation team and provides back office assistance.
